Little Bear Village Condominiums

Location is still the major element in real estate purchases, regardless of market conditions. The convenience of Little Bear Village to Polaris shopping, restaurants and freeway access is unsurpassed. General Location:

This new condominium project is located in prime southern Delaware County just north of the Polaris Fashion Mall. It’s very accessible from Worthington, Powell, and Westerville. There are several commuting options that include easy access to I-71 and Rt. #23.

Specific Location:

Built at the edge of Little Bear Golf Club in Orange Township; the development is situated off S. Old State Rd. just north of Polaris Parkway.

Overview:

This condo project will be constructed in two phases and has a total of 54 units. All of the units will be ranch-style dwellings. But what sets Little Bear apart is the ability to have full basements and the super-sized garages (24’ x 28’). Most of the competition doesn’t offer these options.

The Builder:

David W. Pettit has been building in central Ohio since the 1970’s. His father was a builder and grandfather was a well-known local architect. David builds custom homes and recently developed and built over 30 brick office condominiums buildings in the North Westerville Office Park.

The Exterior:

The buildings will be constructed of Stone, Brick, Hardi-plank materials. Andersen windows, 30 year dimensional roof shingles, Clo-pay garage doors, etc. Note: The materials will be the same or equal to the materials used in David Pettit’s personal residence, which s the best testimonial that a Buyer can have.

Floor Plans:

The ability to customize the interior floor plans is very unusual for condo projects. Normally there are a couple of lay-outs to choose from and that’s it. In Little bear Village there are 3 sizes of condos ranging from 1600 to 2000 sq. ft. Within the footprint of the building there are 256 varieties of floor plans. Virtually unlimited opportunities for the Buyer to select configurations based on their life-style, furniture or other needs that they may have.

In addition, there are options for finished living space in the basements. This can range from just putting in rough-in plumbing for the future or completely designing the area for bedrooms, dens, recreation, etc.

Construction Time:

Because of the custom features, the build time is approximately 7 months. Obviously this can vary greatly with the weather and other factors.

Price Range:

Because of the wide range of options; the prices will vary accordingly. Some of the smaller units without basements will start in the mid $200’s. The larger units overlooking the golf course with finished basements, enclosed porches and other upgrades will be in the low $400’s.

Community:

Little Bear Village is constructed around a picturesque par-3 golf course; which was designed by well-known architect Michael Hurdzan.

This recreation area as well as the close proximity of the clubhouse is to be enjoyed by the residents. There are direct benefits to living in the community. Access to the health/fitness center, walk to the Grille Room, be a preferred member of the golf course and receive discounts and free rounds of golf.

In addition to the condos, there will be 93 single-family homes in the subdivision. The current builders are Bob Webb, Truberry and Kenric Fine Homes. They each have constructed a model home at the main entrance. The prices of the homes will be in the mid $400’s up to the $600’s.
